When buying or selling a home, it is common practice for a title company to be involved in the transaction. Their primary role is to ensure that the person selling the home has the right to do so. They do this by validating the transaction through extensive fact checking, after their information requirements have been met they then issue a guarantee that is backed by title insurance. This title insurance is meant to protect the lender and the owner from future unsubstantiated claims. The title company has a handful of responsibilities throughout the process.
