The home buying process is, by nature, a very involved process -- moving locations, adapting to a new environment, finding the needs of yourself and family members… However, buying during the holidays has its own set of obstacles. Here are a few tips for making the most of your move.

  • Baby, It’s Cold Outside

Buying a home during winter definitely has its perks, but the cold is not necessarily one of them. To make the most of your time - do the research on what you need from a home before going to look at them.

Research the properties that peak your interest and confirm that it has your "must haves", it fits within your budget and it genuinely looks like a place you could see yourself in. This is a simple way to check houses…

There are some small things that can be done prior to marketing your home that really make a difference. Good staging and taking care of minor repairs goes a long way. People want to envision their future in your home, neglected maintenance and excessive clutter can cause unwanted distractions from that process. The tips below include a few things that can be done to help with that process.

Curb appeal

Tidy up the grounds, porches and garage. Keep the lawn trimmed and edged. Make sure that your yard is clean of refuse. Your front door gives a vital first impression. Make sure it is scrubbed clean & painted if necessary. Manage visual landscape to improve curb appeal.

When buying or selling a home, it is common practice for a title company to be involved in the transaction. Their primary role is to ensure that the person selling the home has the right to do so. They do this by validating the transaction through extensive fact checking, after their information requirements have been met they then issue a guarantee that is backed by title insurance. This title insurance is meant to protect the lender and the owner from future unsubstantiated claims. The title company has a handful of responsibilities throughout the process. We have created a short list of tasks to give you a better understanding of what value they provide during the transaction.

Here’s a list of what they can do for you.

Location, location, location! There are many things you can change about a home, but this isn’t typically one of them. There are no “perfect homes”, every home has its quirks. Find out what is most important to you and what are areas you are willing to compromise on.

Be ready to move quickly when you find what you want. Losing the opportunity to move on your dream home can be heartbreaking.

Pay attention to floor plans, would a particular layout work for better for your lifestyle?

Always do a home inspection. It will save you in the long run.

Vacant homes may appear bigger than they are. Use your phone to take photos, notes or videos of the properties to review later. Property details can blur together after several home viewings.

Every Realtor wants a quick sale, an easy transaction that is as stress free as possible.

Our team does everything within our power to exceed these expectations for our clients. However, every property, homeowner, and situation is unique, and listing a home it’s not always as straightforward as you might think.

Last summer, we listed a triplex and got an offer for our client in 14 days!

Everything was looking great and running extremely smooth, until about three days before the closing date.

We got a call from the title company saying that we wouldn’t be able to close because the carport extended over the property line, by matter of about four feet.

My client could not extend the closing date because he was due to leave the country for…

We are reading through the book "Be Obsessed or Be Average" by Grant Cardone. We picked this book a few weeks back before a lot of the major changes took place, but the timing couldn't be more relevant.

Now is the time to get ahead, even if the world seems to be upside down.

This book is not for the faint of heart. It's harsh and well... sometimes just offensive, but the message is timely. If you aren't obsessed with what you do, you aren't allowing yourself to make a big impact on your space.

We'd love to know your thoughts.

I have always had a passion for physical fitness -- running several marathons, interstate bike races and other events. This obsession for self improvement contributed greatly to my success throughout my eight years as a Wildland Firefighter.

As some of you may already know, I have been training the last year for a bodybuilding show. I put in hours of work, months of dieting and calorie restriction, early mornings and massive amounts of willpower to make this happen. Training for this show was a true challenge that took sheer discipline, determination and grit.

As you might have guessed...

The show has been canceled.

Do I feel like all my work was for nothing? Absolutely not.

Here are some lessons I’ve learned along the way:

Flipping homes is more than just a business model.

Taking a property and sprucing it up has the power to revitalize a neighborhood, raise the price of homes in the area, create more curb appeal to move faster on the market, and last but not least, make your living area more homey and inviting.

Here, we take a look at 11519 Dawn Street in Eagle River.

This home was listed and sold by Matthew Lindsay at Precision Home Group in the summer 2019, then it was completely transformed and put back on the market for sale by Stacy Hague at EXP Realty.

See the before and after photos below.

Before and After - A Little Effort Goes a Long Way for Your Home Marketing

Attention is one of our top obstacles to sell homes in today’s market. There are dozens of items demanding our attention every minute. And, when it comes to choosing homes, we don’t always have the luxury of getting special treatment.

At our office, everyday we talk to dozens of sellers that had their homes fail to sell the first time it was on the market. There could be a dozen different reasons why the home didn’t sell, but getting enough attention is likely one of them.

After all, first impressions go a long way

According to the National Association of Realtors 2018 study, 50% of buyers find their home on the internet. Between how fast people consume…
